Why Does LTV Affect Rates?
Lower LTV = Lower Risk
When you borrow less relative to the property value, the lender has more security. If you default, they're more likely to recover their money. This means they can offer better rates.
Rate Tiers Explained
Most lenders have "rate tiers" at 60%, 65%, 70%, and 75% LTV. Crossing a tier boundary can add 0.05% - 0.15% to your rate. Staying just under a tier can save significant money.
